Deer Run Community in Brevard County, Florida

There are still beautiful parcels with acreage to be found and purchased along the Atlantic in Florida.  The Deer Run community in Brevard County, Florida is an equestrian neighborhood of beautiful estates and much vacant land still to be developed.

The land was developed by Cavalier Properties along with Atico Financial Corp.  The subdivison was formerly a citrus grove owned by Hayward's Prosperity Farms.  Irrigation swales can still be seen via aerial views of the vacant land.

There are 462 parcels in Deer Run.  Only about 180 homes are currently built.  There is still much vacant land to be obtained and developed.  Deer Run was "off the beaten track" for many years until a new I95 exit opened in August 2020 thus allowing for an easier commute. The community has begun to grow at a faster pace.

Deer Run residents have a Palm Bay address but the subdivision is located in Brevard County unicorporated with a zip code of 32909.  The county of Brevard maintains the right-of-ways along the road sides and ditches, clearing the lateral ditches of properties that have them and trim back the overgrown, invasive Brazilian Pepper trees from off the maintained ditches.  


The Deer Run Community is a contained within a Florida Homeowners Association.  The annual dues are currently $230 and cover the maintenance and insurance of the community amenities and beautification of the front entrance.There is an adequate community center located at 273 Cavalier Street.  The building seats 30 people with 2 restrooms.  Residents can request use of the building for gatherings and where monthly homeowners association meetings take place.  On the property is a horse arena, round pen, tennis / basketball/ pickleball court and a picnic table area with BBQ grill.  



Deer Run has high speed internet via Florida High Speed Internet and Spectrum fiber throughout the neighborhood.  Residents report lightning speeds with this long awaited feature.
 
Properties in Deer Run are on private well water and septic tanks. Since Deer Run does not have a sewer system, the county of Brevard has installed pumps on the farthest west side of Deer Run behind a chain link gate on Buckskin St.  The pumps are used when overflow waters fill the lateral ditches and allow properties to shed water during heavy rains or tropical storms.  Most of the run-off flows towards the west into a reservoir on the outside of Deer Run.

Deer Run has a rural atmosphere in a country setting zoned agricultural (AU).  Driving through the development you are likely to view horses, goats, donkeys and chickens as well as much wildlife that exists in the area.  There is no hunting or fishing permitted in the Deer Run community.

Many available lots for sale in Deer Run have pine trees and some have beautiful mature oak trees.  Most all lots have cabbage palms and you may even find a wild, sour orange tree growing!

A quick recap of the Brevard County Single-Family Report for May 2021: 

·    Closed Sales are up +39.2% for May 2021 in which the number of units closed was 997 compared to 716 in May 2020, with an increase in cash sales of +124.4%.

·    New Pending Sales are down -7.6% and New Listings are down -2.1%.

·    The Median Sales Price for Brevard Single Family homes is up +16.0% to $290,000 compared to a year ago, which was $250,000.

·    Months Supply of Inventory is down -70.4% to 0.8 months, a decrease from 2.7 months in May 2020.

·    Traditional Sales are up +42.0%, with a median sales price of $290,000.

·    Foreclosure/REO Sales are down -81.3%, with 3 closed sales and a median sales price of $212,000.

·    Short Sale Closings are unchanged with 0 closed sales in May 2021 and 0 Closed sales in May 2020.

 

A quick recap of the Brevard County Townhouses & Condos Report for May 2021: 

·    Closed Sales are up +70.7% for May 2021 in which the number of units closed was 285 compared to 167 in May 2020, with an increase in cash sales of +93.2%.

·    New Pending Sales are up +27.2% and New Listings are down -7.0%.

·    Median Sales Price for Townhouses & Condos is up +36.9% to $230,000 compared to a year ago, which was $168,000.

·    Months Supply of Inventory is down -71.4% to 1.0 months in May 2021 from 3.5 months in May 2020.

·    Traditional Sales are up +73.2%, with a median sales price of $230,000.

·    Foreclosure/REO Sales are down -66.7%, with 1 closed sales and a median sales price of $163,000.

·    Short Sale Closings are unchanged with 0 closed sales in May 2021 and 0 closed sales in May 2020.

·    Closed Sales are up +13.9% for March 2021 in which the number of units closed was 1122 compared to 985 in March 2020, with an increase in cash sales of +41.0%.

·    New Pending Sales are up +29.7% and New Listings are down -10.0%.

·    The Median Sales Price for Brevard Single Family homes is up +7.9% to $280,000 compared to a year ago, which was $259,571.

·    Months Supply of Inventory is down -66.7% to 0.9 months, a decrease from 2.7 months in March 2020.

·    Traditional Sales are up +15.5%, with a median sales price of $280,000.

·    Foreclosure/REO Sales are down -75.0%, with 4 closed sales and a median sales price of $168,000.

·    Short Sale Closings are down -50.0% with 1 closed sales and a median sales price of $215,000.

 

A quick recap of the Brevard County Townhouses/Condos for March 2021:

 

·    Closed Sales are up +31.6% for March 2021 in which the number of units closed was 371 compared to 282 in March 2020, with an increase in cash sales of +35.6%.

·    Closed Sales are up +15.8% for December 2020 in which the number of units closed was 1,034 compared to 893 in December 2019, with an increase in cash sales of +21.4% compared to December 2019.

·    New Pending Sales are up +19.5% and New Listings are up +8.9%.

·    The Median Sales Price for Brevard Single Family homes is up +8.9% to $270,000 compared to a year ago, which was $248,000.

·    Months Supply of Inventory is down -46.2% to 1.4 months, a decrease from 2.6 months in December 2019.

·    Traditional Sales are up +17.5%, with a median sales price of $271,000.

·    Foreclosure/REO Sales are down -66.7%, with 7 closed sales and a median sales price of $209,900.

·    Short Sale Closings are up with 2 closed sales and a median sales price of $328,050 compared to 0 closed sales in December 2019.

Brevard County MLS Statistics August 2020

A quick note from JoAnn:

The Brevard market is moving swiftly.  Inventory is very low and homebuyers are experiencing multiple offer scenarios in some price points.  The demand is driving prices upward.  If you are a homeowner thinking of selling, this market is good for you.  If you are a buyer, you must stay on top of "new" or "back on the market" listings. This data does not include vacant land.  We are seeing a tremendous increase in vacant land sale also.  Where homebuyers are not finding their dream home, they are turning to builders.

  • New Pending Sales are up +16.2% and New Listings are up +4.7%.
  • The Median Sales Price for Brevard Single Family homes is up +7.8% to $248,000 compared to a year ago, which was $230,000.
  • Months Supply of Inventory is down -27.8% to 2.6 months, a decrease from 3.6 months in February 2019.
  • Traditional Sales are up +4.9%, with a median sales price of $250,000.
  • Foreclosure/REO Sales are down -8.3%, with 22 sales and a median sales price of $162,550.

What is the Median Sales Price for Brevard County, Florida?

Housing stats for the last month of the year  - See Median Sales Price increase for Single Family Homes from last year.


A quick recap of the Brevard County Residential Report for December 2017:
  • Closed Sales are up 0.4% for December 2017 in which the number of units closed was 836 compared to 833 in December 2016, with a decrease in cash sales of -15% compared to December 2016.
  • New Pending Sales are up 3.8% and New Listings are down -1.4%.
  • The Median Sales Price for Brevard Single Family homes is up 19.3% to $227,789 compared to a year ago, which was $191,000.
  • Months Supply of Inventory is up 12.5% to 2.7 months, an increase from 2.4 months in 2016.
  • Traditional Sales are up 4%, with a median sales price of $229,500.
  • Foreclosure/REO Sales are down -49%, with a median sales price of $165,450.
  • Short Sale Closings are down -37.5%, with a median sales price of $119,000.

Brevard Could See More Home Sales From Miami Buyers

We've been seeing this trend in the southern portion of Brevard for some time but it seems now the Miami area for income levels versus housing and new buyers is tapped out.  Fort Lauderdale is soon to follow.  Income levels in Brevard are right in line with home prices.

January 2017 Brevard County MLS Statistics

A quick recap of the Brevard County Residential Report for January 2017 compared to January 2016:
  • Closed Sales are up 2.7% for January 2017 in which the number of units closed was 600 compared to 584 in January 2016, with a decrease in cash sales of -17.9% compared to January 2016.
  • New Pending Sales are up 5.6% and New Listings are up 16%.
  • The Median Sales Price for Brevard Single Family homes is up 18.2% to $195,000 compared to a year ago, which was $164,950.
  • Months Supply of Inventory is down -10.3% at 2.6 months compared to 2.9 months in January 2016.
  • Traditonal Sales are up 12.4%, with a median sales price of $200,000.
  • Foreclosure/REO Sales are down -43%, with a median sales price of $128,800.
  • Short Sale Closings are down -73.3%, with a median sales price of $285,500. 
A quick recap of the Brevard County Townhouses/Condos for January 2017 compared to January 2016:

  • Closed Sales are up 24.8% for January 2017 in which the number of units closed was 186 compared to 149 in January 2016, with a increase in cash sales of 40.7% compared to January 2016.
  • New Pending Sales are up 15.3% and New Listings are down -5.6%.
  • Median Sales Price for Townhomes/Condos is up 4.8% to $143,000 compared to a year ago, which was $136,500.
  • Months Supply of Inventory is down -5% to 3.8 months compared to 4 months in January 2016.
  • Traditional Sales are up 31.6%, with a median sales price of $144,000.
  • Foreclosure/REO Sales are down -41.7%, with a median sales price of $95,000.
  • Short Sale Closings are down -100%. Year-over-year data is not available as there were no sales in January 2017. The January 2016 median short sale sales price was $62,000.
