There are still beautiful parcels with acreage to be found and purchased along the Atlantic in Florida. The Deer Run community in Brevard County, Florida is an equestrian neighborhood of beautiful estates and much vacant land still to be developed.
The land was developed by Cavalier Properties along with Atico Financial Corp. The subdivison was formerly a citrus grove owned by Hayward's Prosperity Farms. Irrigation swales can still be seen via aerial views of the vacant land.
There are 462 parcels in Deer Run. Only about 180 homes are currently built. There is still much vacant land to be obtained and developed. Deer Run was "off the beaten track" for many years until a new I95 exit opened in August 2020 thus allowing for an easier commute. The community has begun to grow at a faster pace.
Deer Run residents have a Palm Bay address but the subdivision is located in Brevard County unicorporated with a zip code of 32909. The county of Brevard maintains the right-of-ways along the road sides and ditches, clearing the lateral ditches of properties that have them and trim back the overgrown, invasive Brazilian Pepper trees from off the maintained ditches.
The Deer Run Community is a contained within a Florida Homeowners Association. The annual dues are currently $230 and cover the maintenance and insurance of the community amenities and beautification of the front entrance.There is an adequate community center located at 273 Cavalier Street. The building seats 30 people with 2 restrooms. Residents can request use of the building for gatherings and where monthly homeowners association meetings take place. On the property is a horse arena, round pen, tennis / basketball/ pickleball court and a picnic table area with BBQ grill.
Deer Run has contracted with Florida High Speed Internet to install fiber throughout the neighborhood. The process is taking longer than expected but they have nearly completed laying the cables. Some residents are already connected and report lightning speeds.
Properties in Deer Run are on private well water and septic tanks. Since Deer Run does not have a sewer system, the county of Brevard has installed pumps on the farthest west side of Deer Run behind a chain link gate on Buckskin St. The pumps are used when flood waters fill the lateral ditches and allow properties to shed water during heavy rains or hurricanes. Most of the run-off flows towards the west into a reservoir outside the west of Deer Run.
Deer Run has a rural atmosphere in a country setting zoned agricultural (AU). Driving through the development you are likely to view resident's horses, goats, donkeys and chickens as well as much wildlife that exists in the area but there is no hunting or fishing permitted in the Deer Run community.
Many available lots for sale in Deer Run have pine trees and some have beautiful mature oak trees. Most all have cabbage palms and you may even find a wild, sour orange tree growing!
