The HOA Can Make—or Break—Your Investment

When you're buying in a higher-end community, you're not just purchasing a home—you're buying into an association.

After working with several homeowners' associations and serving on the board of directors of my own community, I've learned that the health of an HOA can have a significant impact on your investment. Unfortunately, these are the details you won't find in a real estate listing.

1. Reserve Funds Tell the Real Story

An HOA's reserve fund is one of the clearest indicators of its financial health.

When reserves are properly funded, the association is better prepared for major expenses like roof replacements, road resurfacing, clubhouse renovations, or infrastructure repairs. When they're not, homeowners may face costly special assessments that can amount to thousands of dollars.

Strong reserves typically indicate thoughtful planning and financial stability. Weak reserves can signal future financial risk.

2. HOA Rules Can Influence Future Resale

Every HOA has governing documents, but not all restrictions are created equal.

Policies regarding short-term rentals, leasing, pets, architectural modifications, parking, and exterior improvements can all influence a property's appeal to future buyers. Some restrictions help preserve property values, while others may limit your buyer pool when it's time to sell.

Before purchasing, it's important to understand not only the rules you'll be living under but also how those rules could affect your home's marketability.

3. Good Management Is More Valuable Than Great Amenities

A community can have resort-style pools, fitness centers, walking trails, and beautifully landscaped common areas—but poor management will eventually overshadow them.

Signs of ineffective management often include deferred maintenance, slow responses to homeowner concerns, inconsistent rule enforcement, and declining community appearance. These issues don't just frustrate residents—they can impact property values and influence buyer confidence.

Well-managed communities tend to retain their appeal, protect property values, and create a better overall living experience.

You're Buying More Than a Home

One of the biggest mistakes buyers make is focusing solely on the property itself while overlooking the association that governs it.

The quality of an HOA can affect your monthly costs, your day-to-day lifestyle, and your home's long-term value. Taking the time to review the association's finances, governing documents, and management before you buy can help you avoid expensive surprises later.

When considering a home in an HOA, don't just evaluate the house—evaluate the community behind it. It may be one of the most important investment decisions you make.

Brevard County MLS Statistics for September 2025

 A quick recap of the Brevard County Residential Report for September 2025:

*Information provided by the Space Coast Association of Realtors and the Florida Association of Realtors.

  • Closed Sales are up 12.6% for September 2025 in which the number of units closed was 839 compared to 745 in September 2024, with an increase in cash sales of 20%.
  • New Pending Sales are up 5.3% and New Listings are up 0.7%.
  • The Median Sales Price for Brevard County Single Family homes is down -1.8% to $378,000 compared to a year ago, which was $385,000.
  • Months' Supply of Inventory is up 7.3% to 4.4 months, an increase from 4.1 months in September 2024.
  • Traditional Sales are up 12% with a median sales price of $379,500.
  • Foreclosure/REO Sales are up 166.7% with 8 closed sales and a median sales price of $336,500.
  • Short Sale Closings are 0% with 1 closed sale and a median sales price of $245,000.


What this means:

The Brevard County residential housing market in September 2025 showed solid activity, with more homes closing compared to last year and a notable increase in cash sales. While new pending sales and new listings were only slightly higher, the market is active and moving. Median home prices dipped slightly, indicating that while homes are selling, prices are relatively stable rather than rising. Inventory has increased modestly, giving buyers slightly more options without creating an oversupply. Traditional home sales remain strong, foreclosures are up significantly though still limited in number, and short sales are minimal. Overall, the market reflects healthy buyer and seller activity with steady pricing and a balanced inventory.

  • Closed Sales are down -10.1% for September 2025 in which the number of units closed was 161 compared to 179 in September 2024, with an increase in cash sales of 2.3%.
  • New Pending Sales are up 2.3% and New Listings are down -3.1%.
  • The Median Sales Price for Brevard County Townhouses/Condos is down -12.8% to $255,000 compared to a year ago, which was $292,500.
  • Months' Supply of Inventory is up 18.8% to 7.6 months, an increase from 6.4 months in September 2024.
  • Traditional Sales are down -11.2% with a median sales price of $255,000.
  • Foreclosure/REO Sales are N/A with 1 closed sale and a median sales price of $135,000.
  • Short Sale Closings are N/A with 1 closed sale and a median sales price of $300,000.


What It All Means:

The Brevard County townhouse and condo market showed a slowdown in September 2025, with fewer closed sales compared to last year despite a slight increase in cash transactions. New pending sales saw a small rise, while new listings decreased slightly, indicating less inventory coming to market. Median sales prices dropped noticeably, suggesting that properties are selling for less than a year ago. Inventory levels have increased, giving buyers more options and indicating that homes are staying on the market longer. Traditional sales declined, and foreclosure and short sale activity remained minimal. Overall, the market reflects reduced sales activity, softer prices, and a higher supply, giving buyers more negotiating power.

Where are the Wealthy Gen Z moving?

 

Top 10 states where wealthy Gen Z is moving

Florida, the most preferred destination for wealthy millennials and boomers, is second-most preferred among wealthy Gen Z households.

While the members of Gen Z haven't had much time to move up the career ladder and accumulate wealth, some have broken out into the IRS's "high-earners" territory early in their lives.

This select group earns $200,000 or more per year, and due to their age and income, they may be more prone to moving for economic and lifestyle opportunities than some older counterparts. With a longer time frame for careers and investments in front of them, Gen Zers could potentially have a larger lifetime impact on their communities.


With this in mind, SmartAsset ranked U.S. states on where wealthy Gen Zers are moving to and from the most, based on the latest IRS data.










1. New York

  • Net inflow of wealthy Gen Z households: 773
  • Wealthy Gen Z households that moved in: 1262
  • Wealthy Gen Z households that moved out: 489
  • Total Gen Z households earning $200k+: 5417
  • Percent of wealthy households that are Gen Z: 0.74%

2. Florida

  • Net inflow of wealthy Gen Z households: 89
  • Wealthy Gen Z households that moved in: 288
  • Wealthy Gen Z households that moved out: 199
  • Total Gen Z households earning $200k+: 1868
  • Percent of wealthy households that are Gen Z: 0.28%

3. Tennessee

  • Net inflow of wealthy Gen Z households: 33
